The Problem

Realtors deserve better tools than a spreadsheet and a gut feeling

Your clients are Googling sold prices and scrolling HouseSigma before they even call you. MLS gives you what's listed. Assessment rolls tell you what BC thinks something's worth. Neither tells you the full story.

What's the permit history on that “renovated” home? What do sun exposure, slope, and walkability actually add to the price? Is this neighbourhood in a teardown wave or a renovation cycle? Which streets are flipping? What's the real absorption rate for this price band?

That's the information that wins listings, sharpens offers, and earns referrals. Groundwork puts all of it in one place — for you and your clients.

Why Groundwork

Your unfair advantage

Be the most informed agent in every conversation

Click any parcel and see everything: assessed value, lot dimensions, year built, building footprint, floor area ratio, permit history, listing history, room-by-room breakdowns. When your client asks "what’s the story on this house?" — you already know.

Win listings with data nobody else has

Show sellers exactly how their neighbourhood is performing. Quantify what their flat lot, mountain view, or south-facing exposure is worth in real dollars. Calculate the right list price using real comps and spatial premium analysis — not just "what the neighbour got."

Give your clients superpowers

Invite your clients into Groundwork. They explore the map, filter by what matters to them, save favourites, and collaborate with you on narrowing the search. Instead of sending MLS links, you send them a platform that makes you the most data-driven agent on the North Shore.

How Realtors Use It

Built for every part of your business

Catch what others miss

Before a showing, pull up the parcel: check the permit history, see if the renovation was actually permitted, understand the lot’s slope and drainage profile, know the school catchment and walk score. Walk in ready to point out things the buyer would never have known.

Find opportunities before they hit the market

Colour the map by assessment-to-sale ratio and spot undervalued pockets. Filter for aging homes on large lots where owners have held for 20+ years — ideal door-knocking targets. See ghost inventory that might be ready for a new approach.

Help clients think through the decision

Groundwork’s AI can suggest different paths: should they buy the dated house and renovate, or hold out for turnkey? What would a teardown-and-rebuild look like? What’s the renovation ROI data saying? You become an advisor, not just a search portal.

The Map

Your new command center

Every parcel on the North Shore. 200+ data attributes. One map.

See everything at once

Colour parcels by price per square foot, building age, renovation status, lot size, walk time to transit, school score, assessment-to-sale ratio — whatever angle you’re working. Patterns that take hours to research become instantly visible.

Filter to exactly what your client wants

“Flat lot, at least 6,000 sqft, walkable, under $2.5M, built after 1990.” Apply the filters, see what’s left. Share the filtered view with your client.

Go deep on any property

Our Plan

Buyer profile, preferences, design style, build cost estimates — strategy aligned from first conversation to closing.

A note from the founder

I started building Groundwork while my wife and I were buying a home on the North Shore. Even with MLS, HouseSigma, BC Assessment, and hours of Googling, I kept feeling like I was missing most of the picture. What's the permit history on that “renovated” house? What does the slope actually look like? Is this street in a teardown wave?

So I started pulling data together — parcel records, GIS layers, assessment rolls, permit databases, listing histories, school rankings, walkability data — and layered AI on top to surface the patterns that matter. What started as a personal project turned into something much bigger when I realized that the agents I was working with didn't have access to this kind of intelligence either.

Groundwork is the tool I wish I'd had as a buyer, and the tool agents keep telling me they've been wanting for years. It's built for people who take the North Shore market seriously — and want to know more than anyone else in the room.

If you have questions, ideas, or just want a walkthrough, email me directly. I read every message.

One plan. Everything included.

No feature gates, no usage limits on the platform. Every agent gets the full intelligence suite.
